House flipping in Southern California: quick answers

What is the 70 percent rule for flipping houses?

A quick screen investors use: pay no more than 70% of the after repair value, minus the repair budget. On a home worth $650,000 fixed up with $82,500 of work, that caps the purchase near $372,500. It is a first filter. The full cost stack in the analyzer is what decides a deal.

What costs do first time flippers forget?

Holding costs and selling costs. Every month you own the house you pay loan interest, property tax, insurance and utilities, and at the sale you pay agent commissions, escrow, title and transfer tax. Together they often take 10% or more of the sale price.

How does a hard money loan work on a flip?

A short term loan sized on the purchase, the purchase plus rehab, or the after repair value, usually interest only, with upfront points. Rates and points run well above a normal mortgage, so time is money. Terms here are placeholders to replace with your lender's quote.
