This policy explains what personal information kinitherealtor.com collects, why it is collected, who it is shared with, and what you can do about it. It is written to be read, not to be survived.
This website is operated by Uthpala Kinivita, known professionally as Kini, a licensed California real estate agent (Cal DRE #02343809) with Century 21 Affiliated, working under the Kinspire Estates brand. Throughout this policy, "we", "us" and "our" mean that business. "You" means anyone who visits this website or submits information through it.
This policy covers kinitherealtor.com only. It does not cover Century 21 Affiliated's own systems, the multiple listing service, or any third party website you reach by following a link from here.
1. The short version
- We collect your name, email, phone and, on the valuation form, your property address, but only when you type them into a form yourself.
- Those form submissions go into HubSpot, our customer relationship management system, and are emailed to us.
- The site uses Google Analytics and a Meta (Facebook) advertising pixel, which set cookies and see your IP address.
- Because of that advertising pixel, California law treats this site as sharing personal information for cross-context behavioral advertising. You have the right to tell us to stop, and section 9 explains how.
- We do not sell your personal information for money, ever.
- You can ask us to delete everything we hold about you. Section 10 is the instruction sheet.
2. Information you give us
We only receive what you choose to submit. These are the forms on this site.
Contact form (/contact)
Name, email address, phone number (optional), and whatever you write in the message box.
Home valuation form (/home-value)
Name, email address, phone number (optional), the property address you want valued, and your message. The property address is the reason this form exists. It is used to research your home and prepare a valuation for you.
Market Pulse newsletter signup
First name and email address.
Guide download forms (first time buyer, seller checklist, investor playbook)
First name and email address, in exchange for the guide.
Market updates signup (market pages)
Name, mobile phone number and, if you choose, email address, so we can send you the monthly market update for your county.
Booking a consultation
The consultation booking on this site is a Calendly embed. When you book, you give your name, email and any answers you type into Calendly's own form. Calendly collects that directly and we receive it from them. Calendly's privacy policy governs their side of it.
Tools you use on this site
The market pages, the California Rate Atlas, the homebuyer assistance finder and the calculators run entirely in your browser. The numbers you type into them are not sent to us and are not stored.
We do not ask for and do not want your Social Security number, your date of birth, your bank details, your income documents or any government identification through this website. If you are working with us on an actual transaction, that information is handled through the brokerage's transaction systems and lender portals, not here.
3. Information collected automatically
When you load a page, the following happens without you doing anything.
| What | Who runs it | What it sees |
|---|---|---|
| Google Analytics 4 (property G-WQL40EX843) | Pages viewed, time on page, approximate location from IP address, device and browser, how you arrived. Sets analytics cookies. | |
| Meta Pixel (ID 1182878973215460) | Meta Platforms | Pages viewed and your IP address, tied to your Meta account if you have one. Sets advertising cookies. |
| HubSpot tracking code (portal 246395489) | HubSpot | Pages viewed and returning visits, so a form submission can be joined to the pages that led to it. Sets the hubspotutk, __hstc, __hssc and __hssrc cookies. |
| Wordfence security | Runs on our server | IP addresses, request patterns and login attempts, kept to block attacks. |
| Web server logs | Hostinger, our host | IP address, timestamp, page requested, browser string. Standard hosting logs. |
| Google Fonts | Your IP address, because the typefaces are loaded from Google's servers. | |
| Calendly widget | Calendly | Loads on the pages with a booking calendar and sets its own cookies. |
A deliberate choice worth naming. The intro video on this site does not load YouTube until you click play. Until you click, YouTube receives nothing about you. Most sites do not do this.
4. Where your information goes
Form submissions travel to two places.
HubSpot. HubSpot is our customer relationship management system, portal 246395489. Every form submission creates or updates a contact record there. That record holds what you submitted, the pages you viewed before submitting, our email and call history with you, and notes we write about how we can help. HubSpot stores this on servers in the United States and processes it on our instructions as our service provider. It does not use your information for its own purposes.
Our email inbox. A notification is emailed to us at the same time, routed through Google Workspace using WP Mail SMTP.
The website's form plugin does not keep its own copy of what you submit. The record lives in HubSpot and in our inbox.
We also use these service providers, each of which touches your data in a limited way:
- Hostinger, website hosting and server logs
- Google Workspace, our business email
- Google Analytics and Google Search Console, site measurement
- Meta Platforms, the advertising pixel
- Calendly, consultation booking
- UpdraftPlus and Google Drive, weekly backups of the website and its database, stored in Google Drive
- Wordfence, security filtering
Beyond those, we disclose personal information only when a transaction requires it and you have asked us to move forward. That can mean sharing your details with Century 21 Affiliated, an escrow or title company, a lender you have chosen, a transaction coordinator, or a cooperating agent. We tell you before that happens because it is part of doing the deal, not something done behind your back.
We will also disclose information if the law requires it, if the California Department of Real Estate or our broker requires it as part of a licensing or supervision obligation, or to protect someone's safety.
5. Why we use it
- To answer your question, which is usually the entire reason you filled in a form
- To prepare the home valuation you asked for
- To follow up about buying, selling, leasing or investing, by email, phone or text
- To send the Market Pulse newsletter and the guides you requested
- To understand which pages and which marketing actually bring people here, so we spend our effort where it works
- To keep the site secure and functioning
- To meet record keeping obligations that apply to California real estate licensees
We do not use automated decision making or profiling to decide anything about you. A human reads every form submission.
6. Text messages and calls
Every form that asks for a phone number says so beside the submit button: if you give us your number, we may call or text you about your inquiry. Consent to calls or texts is never a condition of buying or selling anything. Message and data rates may apply. Reply STOP to any text to stop receiving texts, and tell us on any call that you would rather not be called again. We honor that immediately and permanently.
7. How long we keep it
| Record | Kept for |
|---|---|
| HubSpot contact records | For as long as you are a client or an active prospect, and then indefinitely unless you ask us to delete it, because real estate relationships restart years later |
| Form notification emails | Kept in our business inbox alongside the matching HubSpot record, and deleted with it when you ask |
| Website backups | Two rotating copies, so a deleted record disappears from backups within roughly two weeks |
| Analytics data | Google Analytics keeps user level data for no more than 14 months |
| Security logs | Only as long as the security plugin needs them to block attacks, then pruned automatically |
| Transaction records | As required of California real estate licensees, generally three years, held by the brokerage rather than on this website |
You can shorten every one of these except the transaction records by asking us to delete your information.
8. Your rights as a California resident
The California Consumer Privacy Act, as amended by the California Privacy Rights Act, gives you the following rights. We honor them for every visitor, California resident or not, because running two standards is a good way to get one of them wrong.
Right to know. You can ask what personal information we have collected about you, where it came from, why we collected it, who we disclosed it to, and what specific pieces we hold.
Right to delete. You can ask us to delete personal information we collected from you. Section 10 explains how.
Right to correct. You can ask us to fix personal information about you that is inaccurate.
Right to opt out of sale or sharing. Section 9.
Right to limit the use of sensitive personal information. We do not collect sensitive personal information as that term is defined by California law, so there is nothing to limit. If that ever changes, this policy changes with it.
Right against discrimination. We will never give you a worse price, a worse service or a slower response because you exercised a privacy right. Doing so would be illegal, and it would also be a bad way to treat someone.
Authorized agents. You may use an authorized agent to make a request on your behalf. We will ask for written proof that you authorized them, and we may ask you to confirm it directly.
The categories, in the law's own language
Over the past 12 months we have collected these categories of personal information:
| Category as defined by California law | Do we collect it | Where it came from |
|---|---|---|
| Identifiers (name, email, phone, postal address, IP address, cookie identifiers) | Yes | You, and automatically from your browser |
| Personal information under Cal. Civ. Code 1798.80 (name, address, phone) | Yes | You |
| Commercial information (properties you asked about, services you requested) | Yes | You |
| Internet or network activity (pages viewed, referring site, browsing on our site) | Yes | Automatically |
| Geolocation data (approximate city level, derived from IP address) | Yes | Automatically |
| Inferences (what kind of buyer, seller or investor you appear to be) | Yes | Derived by us from the above |
| Sensitive personal information | No | n/a |
| Biometric information | No | n/a |
| Audio, electronic, visual information | No | n/a |
| Professional or employment information | No | n/a |
| Education information | No | n/a |
Every category above is disclosed to service providers for the business purposes in section 5. The identifiers and internet activity categories are also shared for advertising, which section 9 addresses.
9. Selling and sharing, stated plainly (Your Privacy Choices)
We have never sold your personal information for money, and we will not.
However, California law defines "sharing" broadly. It covers disclosing personal information to a third party for cross-context behavioral advertising, even when no money changes hands. The Meta Pixel on this site sends Meta the pages you view along with your IP address and Meta cookie identifiers, and Meta can use that to show you advertising elsewhere. Under California law that counts as sharing, so we say so here rather than hiding behind the fact that we are not paid for it.
Google Analytics is configured for measurement and is not used to build advertising audiences.
To opt out of sharing, do any one of these:
- Turn on Global Privacy Control in your browser or privacy extension. When this site sees that signal, it does not load the Meta Pixel for you at all. We treat the signal as your request to opt out.
- Email kini@kinspireholdings.com with the subject line "Do Not Share My Personal Information". That is a designated request method and we act on it.
- Call 323-320-1725 and say the same thing.
- Block advertising cookies in your browser settings, or use a browser or extension that blocks third party trackers.
- Adjust your Meta ad settings at facebook.com/adpreferences and your Google ad settings at myadcenter.google.com.
- Install the Google Analytics opt out browser add on at tools.google.com/dlpage/gaoptout.
We do not knowingly sell or share the personal information of anyone under 16.
10. How to ask us to delete your information
This is the section people actually need, so here it is as a set of steps.
Step 1. Email kini@kinspireholdings.com with the subject line "Delete My Information", or call 323-320-1725.
Step 2. Tell us the email address and phone number you used on the site, so we can find your record. That is how we verify it is you. If the details do not match anything we hold, we will tell you that we found nothing rather than guess.
Step 3. We confirm receipt within 10 business days and complete the request within 45 calendar days. If it needs longer, we will tell you why and take no more than 90 days in total.
Step 4. We delete your HubSpot contact record, the notification emails your submissions generated, and your newsletter subscription. Deletion reaches our backups within roughly two weeks as they rotate.
What we may keep even after a deletion request, because the law permits or requires it:
- Records of a completed real estate transaction, which California requires licensees to retain
- The fact that you asked to be deleted and asked not to be contacted, because that is the only way to make sure we do not add you back
- Information we need to comply with a legal obligation or to defend a legal claim
There is no charge for any of this, and you can make a request twice in any 12 month period.
11. Cookies
This site sets and permits these kinds of cookies.
- Necessary. WordPress session and security cookies. The site does not work without them.
- Analytics. Google Analytics and HubSpot cookies, which tell us what is being read.
- Advertising. Meta Pixel cookies, covered in section 9.
- Booking. Calendly cookies on pages with a calendar.
Every browser lets you block or delete cookies in its settings. Blocking necessary cookies may break parts of the site. Blocking the others will not.
Global Privacy Control and Do Not Track. If your browser sends the Global Privacy Control signal or a Do Not Track signal, this site does not load the Meta Pixel on your visit, so nothing about that visit is shared for advertising. Google Analytics still measures the visit for our own reporting, and you can block it with the opt out add on in section 9.
12. Children
This site is built for adults buying, selling and investing in real estate. It is not directed at children and we do not knowingly collect personal information from anyone under 16. If you believe a child has submitted information here, email kini@kinspireholdings.com and we will delete it.
13. Security
The site runs over HTTPS, sits behind the Wordfence firewall, is backed up weekly to Google Drive, and is kept updated. HubSpot and Google hold their own security certifications. All of that said, no website is perfectly secure, and anyone who tells you otherwise is selling something. Please do not email us documents containing your Social Security number, account numbers or identification. When a transaction needs those, we will send you a secure way to deliver them.
Wire fraud warning. We will never email you wiring instructions or ask you to change payment instructions by email. If you receive an email that appears to come from us asking you to wire money, do not act on it. Call 323-320-1725 and verify first.
14. If you are not in California
The rights in section 8 are written from California law, but we apply the same process to everyone. If you are in a state with its own privacy statute, or outside the United States, email us and we will handle your request under the same procedure. Note that your information is stored and processed in the United States.
15. Links to other sites
This site links to Century 21 Affiliated, social media profiles, data sources and government and nonprofit homebuyer assistance programs. Following those links takes you somewhere this policy does not reach. Read theirs.
16. Changes to this policy
If we change this policy we update the date at the top. If the change is significant, such as starting to sell information or adding a new category of collection, we will say so prominently on the site rather than quietly editing the page.
