Living in Tustin

Tustin offers two very different lifestyles in one city. Old Town Tustin is one of Orange County’s most walkable historic districts, with tree-lined streets, craftsman homes, and a genuinely local restaurant scene. On the other side of town, Tustin Legacy and Columbus Square deliver newer construction, modern floor plans, and parks built around the former Marine Corps air station and its landmark blimp hangars.

  • Location. A central Orange County position, with the 5, 55, and 261 putting Irvine, Santa Ana, and the beach cities within an easy commute.
  • Schools. Tustin Unified serves most of the city, and some Tustin addresses feed into highly ranked schools near the Irvine border. Boundaries matter here, so I check them on every listing.
  • Housing mix. Historic cottages, established family neighborhoods from the 1960s through the 1980s, and brand-new townhomes and detached homes at Tustin Legacy.
  • Lifestyle. The District and Tustin Marketplace for shopping and dining, plus the Peters Canyon Regional Park trails on the eastern edge.

Generally, yes. Comparable homes in Tustin usually price below their Irvine equivalents, which makes Tustin a smart move for buyers who work in or around Irvine but want more home for the money. Newer Tustin Legacy homes narrow that gap, while established Tustin neighborhoods offer some of central Orange County’s best value.

What is Tustin Legacy and should I buy there?

Tustin Legacy is the master-planned redevelopment of the former Marine Corps Air Station, with newer homes, modern amenities, parks, and more construction still to come. It suits buyers who want new construction without going all the way to South County.
