Sometimes renting is the right answer. Yes, an agent just said that.
I get paid when you buy. I would still rather you bought well, because buying badly is far more expensive than renting for another eighteen months.
So here is the honest checklist. Rent for now if you might move within three years. Rent if your income is new or unstable. Rent if the deposit would leave you with nothing behind it. Any one of those and the answer is wait.
Do not rent by default. Renting because you decided to is a strategy. Renting because you never sat down and worked it out is just drift, and five years pass at exactly the same speed either way.
So set a date and work backwards from it. Pick the month you want to own by, then we figure out what has to be true by then.
Run the checklist wherever you are and tell me which way it came out.
